Statistics for Brevard County FL Real Estate, February 2012...
Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:
There were 860 new listings.
There were 373 sold listings.
Average sales price was $131,668.
Average days on the market were 114.
For single family residential units only:
There were 597 new listings.
This is an increase of 9.74% February 2011 of 544 listings.
There were 290 sold listings.
This is a decrease of 7.35% from February 2011 of 313 sold listings.
The average sale price in February 2012 was $139,900.
This is an increase of 5.64% from February 2011 of $152,425.
Average days on the market were 94, a 31.88%decrease from February 2011 of 138 days.

Brevard County showed a 6.83% increase in the number of total properties ( single family, condo & townhouses) sold in February 2012 compared to February 2011. And, we noticed an increase of 6.73% in average sales price from last year. It appears that we are experiencing a bit of a slight uptick in our market. Prices are are slowly inching their way up. And, we are finding that properties are very steadily moving off the market. Our inventory of homes for sale is dwindling a bit.
We still currently have a large number of investors and many second/vacation home buyers in the market. Buyers still have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.) Right now, we are seeing snowbirds coming out of their rentals to buy a property for next year. Many of them do not want to continue renting, so this is the time that we are helping them find that condo or townhouse to buy, before it begins getting too warm here in Florida, and they decide it's time to head back home.
Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.
