Hi, I'm Sandy Shores...I am a Full Time REALTOR® since 1996.
I live in the Lake Washington area of Melbourne Florida since 1975 and I love it here!
I have lived in Florida since 1968.
We have a team of professionals that can facilitate your short sale.
I specialize in Residential, Investment and Relocations in Brevard County Florida. I serve the following areas: Melbourne, West Melbourne, Palm Bay, Melbourne Beach, Indialantic, Indian Harbour Beach, Satellite Beach, Cocoa Beach, Cape Canaveral, Viera, Rockledge and Suntree.
My broker has been in the business for nearly 50 years specializing in Residential, Commercial and Investment Property. He has been a wealth of knowledge for me. He currently owns and has owned investment property for those 50 years. For several years he was the manager of a large nationally recognized company, overseeing over 120 real estate agents.
I buy, sell, rent, own and manage investment property. I began purchasing investment properties in 1996. I own multiple single family properties throughout Melbourne, that my husband and I manage. We have purchased and continue to hold rental properties and we've also sold some along the way, depending on market conditions. We believe that there is no better place to put our money, over the long term, than in real estate. In real estate you accumulate wealth over time, it's not a get rich quick scheme.
Remember in real estate investing, you do the opposite of what everyone else is doing. If everyone is buying, you sell. And, when everyone is selling, it's time for you to buy.
I spent ten years working in the banking industry.
I started as a teller, and then moved to a drive in teller position. I was then promoted to head drive in teller. I later moved to a customer service position.
I took a position at another bank as assistant /customer service representative to the manager.
After a couple of years I took a promotion to an Auditing position at another bank. I worked as an auditor, traveling to 7 banking centers across the state, reviewing the branch operations, prior to the state examiners coming in to do their formal audits on the bank.
I later moved to another bank and I was promoted to Assistant Banking Center Manager at a smaller beachside branch. I eventually left banking, as I there was no place left for me to grow.
Later, I took a job as Collection Manager for a Billing Service Company for the Doctors in the Emergency Room of our local hospital. I stayed there for 3 years until I gave birth to my first daughter. As I wanted to raise my child, I began an antique business and sold antiques in 4 malls for several years, until I got into real estate.

My job is to professionally market your largest asset, your home, for sale. For so many, this can be an emotional experience. I bought a new property and sold my existing home in 2001. I handled every aspect of both sides of the transaction, and each of the houses. I understand the emotions tied to the transaction, having gone through it myself.
I understand the current market conditions, nationally, as well as localty. Is the market going up or down? This will affect pricing on your home. What are interest rates doing?
The house must be in "show" condition. If there are items that need attention, they must be addressed before it goes up for sale. It is important that we don't overprice the home for the current market.
The home must be properly advertised, accentuating it's positive features. With my marketing plan the goal is to create urgency to potential buyers. I will present you with various financing options that would suit your home. Today, internet is king in selling a home. Did you know that over 85% of buyers start their home search on the internet? On average they look for 2 to 3 weeks before they make a decision on a realtor to work with. We advertise your property on nearly 200 websites.
My job is to net you the best possible price in the least amount of time, with the least amount of headaches and hassles. I must attract the REALTOR community and every approved buyer to your home! Once the contract has been negotiated and signed with a pre approved buyer, it is my responsibility to see to it that every aspect of it is completed to close the sale; from inspections, to title work, insurance and follow up. Then, I will stay in touch with you to keep you abreast of current market conditions.
Today, location and condition are important in getting a home sold, however, price is the most important factor in getting a home sold!
