Be Careful because It May Not Be There TomorrowToday, approximately 85% of buyers begin their home search on the internet. And, studies indicate that they look for 2 to 3 weeks before contacting an agent to help in their search.  There is more information at a buyer's fingertips than ever before. And, today's buyer is sharp.  They do their homework and they know where to find the information they need.

But wait, not so fast.

Is it as simple as that?

Well, not always.

Real estate is local in nature.  And, a Realtor's job is to educate the buyer to the local market conditions and give them as much information as possible.  We want to assist a buyer in helping them find the house that suits their wants as well as their needs.

The scope of the market has changed immensely over the past several years, due it's cyclical nature. And it will continue to do so.  Today, in Brevard County we are seeing a large number of short sales and foreclosures.  And, as surprising as it is to some, we are seeing multiple offers, on houses under $250,000.  The "good ones" are going first and quickly.  That may be the most important information we are trying to get out to our buyers.

We've recently been in situations where we've had buyers that found a house that suited their wants, their needs, and their budgets.  The buyers were tickled. However, some buyers want to take time to think about it, and understandably so.  This is the biggest purchase of their lives.  However, a week or two later, when they are ready to move forward, the house they wanted is under contract with another buyer. 

It's a difficult situation for the discouraged buyer, as they have to go back out and look for another house.  Then, it's only natural for them to compare the other houses they see to the one that they missed.

And, then it seems that the houses that catch their eye are the other ones that are already under contract.  It's like a case of, "I want what she's got."

So, remember when out looking for a house in Brevard County FL, often times we find ourselves in multiple offer situations.  The good ones are moving off the market, quickly.

Somebody Better Call Me Back ASAP

While out on a listing appointment yesterday, talking to an owner about selling his Melbourne FL home, I received a phone call on a rental property. The caller was requesting additional information.

At the time the call came in, I was going over comparable sales with the owner that wanted to sell.  I knew that shortly I would be in a position to break and get back to the rental caller.  But, within 15 minutes my phone rang again, same caller. This time the message was not nice.  I was informed that this was her second phone call on the rental and she demanded a call back ASAP.

Hmmm, interesting approach.  I was a bit taken aback, as the calls came within 15 minutes of each other. Calls like this one tend to make be step back for a moment to see what's going to happen next.

My phone rang 10 minutes later, and my caller ID indicated it was the same caller.  I hit the silent button and let it go to voicemail, as I felt it most important to finish up with my inquisitive seller.

When I left my appointment, I checked my voicemail to find the third message. This one was angry, filled with a few choice words.

I find demanding and rude calls inappropriate and pointless.  I don't think these types of calls accomplish anything, in fact, as a landlord, I often find them quite telling. This prospective tenant is calling on a one year rental. If they are this belligerent before they are in, then why would they act any differently once they are living in the property? 

What would happen if a toilet got plugged at 12:30 in the morning? 

What kind of calls would I get then?

No thank you.

Fairview Estates is a small, well appointed community of just under 60 custom built, single family homes, situated on half acre lots or larger. Fairview feels like country living in the city. As of this writing there is no Homeowners Association in place.

Fairview is located south of Lake Washington Road, one block west of Wickham Road.  Location is key in this desirable neighborhood.  Walk to shopping, Burger King, Taco Bell, Ice Cream, Dunkin' Donuts.  Just minutes to I-95 and US 1 and the Maxwell C King Center for the Performing Arts. 

Fairview Estates, Melbourne FL

Fairview is situated near top rated Brevard County Schools.

There are currently no houses for sale in Fairview Estates.  And, currently there are no houses under contract. Fairview is a well established neighborhood, and typically there is not much owner turnover.

Last year there were 4 houses that sold between July and December 2010.  List prices were between $169,999 to $217,777.  Sales prices were $179,500 to $218,500. These were built between 1981 and 1993.

They ranged from 1794 to 1957 square feet of living (under air). Three of the four houses had pools.

And 1 of the houses boasted a three car garage.  Many of the homes can accomodate R/V parking.

Fairview is located between the Pineda Causeway and the Eau Gallie Causeways.

A drive to enjoy beautiful Brevard County beaches takes about 15 minutes.

Tenants and Renter's Insurance

Tenants without renters insurance are gambling that something is not going to happen. Often, it's like playing a game of Russian Roulette.

Because, things do happen like fire, theft, hurricane and flood.  When a tenant moves into a property they should be sure that they get a renter's policy to cover their belongings.  Typically, the renter's belongings are not covered under the owners rental policy. Only the house itself is covered.

But, we hear it so often from tenants, "nothing is going to happen" or " "I don't have the money to get a policy" or "I have nothing to lose anyway."  Well let me tell you, the first time a tenant is involved in a fire, hurricane, flood or they are robbed, they'll find out just how much they really had. 

Landlords should always be sure that they notify the tenant's upon move in, that their policy does not cover the tenant's belongings. And, they should always highly recommend the tenant get a renter's policy. As a landlord be sure to have the tenant sign off on the documents indicating that they were advised to get insurance.

Tenants should always get a renter's policy upon moving into a rental house, so they are protected.

Florida Residents, It's Time to File for Homestead Exemption

Florida Residents - File Homestead Exemption

If you own a home in Florida, and live in it as your primary residence, then Florida law typically allows you a $25,000 tax exemption on the assessed value of the property. If you purchased the property in 2010, then it is time for you to file for homestead, as it doesn't automatically transfer to a new owner, at the start of the new year. An application must be filed. After that, the exemption automatically renews, if you remain eligible.

Homestead exemption may allow a Florida homeowner a savings of approximately $450 on their yearly tax bill. And, with the passing of Amendment 1, many homeowners may be entitled to an additional $25,000 in exemption for a total of $50,000, on the assessed value of their property.  Thus, allowing approximately an additional $240 savings on their tax bill.

New homeowners may apply for homestead between January 1 and March 1, for the first time. You must have purchased your home prior to December 31, 2010.  If you do not file by March 1 you may lose your rights to homestead for that year. You should complete an application (Form DR-501). It must then be submitted to the property appraisers office.  The pdf form can be downloaded here.  

In order to apply for homestead for the first time, an owner must have moved into the home prior to January 1, 2011 and it must be considered your primary residence.  With the completed homestead application an owner must provide a

1- Florida Driver License or Florida ID card.(with your new address on it)

2. Florida vehicle registration

3. Brevard County Voters Registration card

4. Social security number or social security card

5. If not a US resident, a Resident Alien Card

6. A copy of the trust, if the property is in a trust

7. The recorded deed to the property.

Another Picture Perfect Day

After spending the better part of this beautiful Saturday in the

office trying to catch up on paperwork,

I began growing a bit stir crazy. 

I had to get out and enjoy the perfect weather we were having.

So, I headed out to Wickham Park with Bailey the Boxer. 

There's wasn't a cloud in the sky. 

The seagulls were flying high. 

People were picnicing. 

Another Picture Perfect Day

Kids were running, laughing and playing. 

Teams were playing frisbee golf.

Dogs were playing in the dog park.

A band was belting out a good old country tune.

We were experiencing 65 degree temperatures.

The air was crisp, fresh and clean.

It was another absolutely gorgeous day here in Melbourne Florida.

I've Been Tagged

I have lived in Florida most of my life. My family moved to Deerfield Beach, Florida (next to Boca Raton and Ft. Lauderdale) in 1968.  We lived there until 1975 when we made the trek up to Melbourne, Florida.  At that time I really disliked the idea of moving to Melbourne.  But, here I still am today, raising my two amazing teenage daughters, Stephanie and Sam and my boxer, Bailey.  Funny thing is, I'll probably be here forever. 

When I was 13 years old, I knew I wanted to be in real estate.  I always remember wanting to own investment property. I had a great uncle that started investing in Melbourne Beach real estate in the 1960's.  He was quite successful.  I went to work with a real estate broker, Bill Mallery, in Palm Bay FL 15 years ago.  He owned nearly 40 rentals of his own, having been in the business over 35 years.  For months, I picked his brain every chance I could.  Three months later I bought my first rental house with $3,200 down, a tenant in place and the owner holding the mortgage. 15 years and several rental houses later, the rest is history.

I used to be an avid bicyclist, when I was in my 20's. My sisters and I would ride 18-22 miles 5 days a week. We'd head out of town on the weekends on bicycle rallies, throughout the state.  I loved it. The sense of accomplishment in crossing the finish line was like nothing I can explain. I was in incredible physical and emotional health at that time. Bicycling was a wonderful emotional release for me.

I spent 10 years in banking. I started out as a teller, then became a drive in teller, then head drive in teller. Then, I moved to customer service. I later took a job as an internal auditor, traveling the state to 8 banking centers.  Later, I worked as an assistant manager.  I loved banking.  I left, as I felt I had no where to go from there. I took a job as the Collections Manager for the Emergency Room Doctors for 3 years, until my first daughter, Stephanie was born, and I wanted to be there to raise my child. Then I sold antiques.

In the past two years several aspects of my life have changed.  Some changes have been difficult.  Often, we lose ourselves in our relationships, in raising children, in our careers, and in everyday living.  But, I am a true believer that everything happens for a reason. I have found strength in the recent struggles that I have faced. I have learned that when a loved one passes, life must continue.  And, when a relationship comes to an end, sometimes it's for the best. We must move forward, bigger and better than we were before. Therefore, my Big Hairy Audacious Goal is to get back in touch with and find more time for myself. I want to take up bicycling again and find time to go antiquing again, like I used to.  I plan to continue reading and educating myself to the ever changing real estate market.  This will give me the opportunity to better serve my clients. I intend to make 2011 the best year I have had in the real estate business.  My 15 years of experience, in addition to my drive and my perserverance will enable me to accomplish this goal.

And, I have to say that being here on Active Rain has been an incredible benefit to me. I have met so many great people, I learn everyday here.  So, thank you, I wouldn't be able to reach my BHAG without Active Rain!

At the end of one day, brings with it the dawn of a new day, with new hopes, new dreams and new opportunities that are there for the taking.

246 Single family bank owned houses in Melbourne FL sold from January to December 2010.  These houses were on the market from 1 to 433 days.  List prices started at $9,000 and were offered up to $$895,000.  Sales prices ranged from $12,000 to $888,500. 

Melbourne FL Short Sale Properties sold January 2010 - December 2010

There were 273 single family short sale houses in Melbourne sold from January to December 2010.  These houses were on the market from 0 to 810 days.  List prices started from $33,400 and were offered up to $669,900.  Sales prices ranged from $34,500 to $631,800.

Buyers in Melbourne have gotten some attractive deals on foreclosures and short sale properties.  These houses are moving off the market.  And, there are still nice deals available.
