July Market Report for Brevard County Real Estate

According to the Melbourne Association of REALTORS here in Brevard County Florida,  Real Estate Statistics for July 2009 are as follows:

For single family residential units:July Market Report for Brevard County Real Estate

There were 570 new listings.

This is a decrease of 22.87% from July 2008 of 739 new listings.

Year to date in 2009 there have been 4113 new listings.

Year to date in 2008 there were 5608 new listings.

 

There were 347 sold listings.

This is a 13.40% increase from July 2008 of 289 sold listings.

Year to date in 2009 there are 2144 listings sold.

Year to date in 2008 there were 1877 listings sold.

 

The average sale price in July 2009 was $164,496.

This is a 10.77% decrease from July 2008 of $184,357.

 

Average days on the market for July 2009 were 100 days.

This is a 10.71% decrease from July 2008 of 112 days.

 

For all properties, including single family residential, condo and townhouse:

There were 845 new listings.

There were 410 sold listings.

Average sales price was $160,671.

Average days on the market = 111

 

Types of financing used:

115 conventional financing

165 cash

 92 FHA

 26 VA

  6 Owner financing

Very interesting stats.    Some of this is mirrored in my area, too.    I often think that what occurs in Florida/east coast of U.S. catches up in California within 6 months, and then in my area in 12 months.   Appreciated your post.

Sandy, I just heard that for the first time Florida lost population. This seems to hold true in these stats from 2008...

Hi Li, Very interesting. I know that California and Florida do tend to mirror each other, somewhat. Interesting that your market trails those two.  Good news for you, also.

Hi Paul, I had heard that also. That's incredible. Because in 2005 I had heard that Florida's population was expected to double in 10 years!  Doesn't seem to be the case.

Hi Mary, Our market here does seem to be steadily improving.  The photo was taken at Gleason Park in Indian Harbour Beach. It's lovely.
