This is a 34.02% increase from October 2008 of 241 sold listings.
Year to date in 2009 there are 3110 listings sold.
Year to date in 2008 there were 2694 listings sold.
The average sale price in October 2009 was $148,791.
This is a decrease from October 2008 of $190,937.
Average days on the market were 107 days.
This is a 24.11% decrease from October 2008 of 141 days.
For all properties, including single family residential, condo and townhouse:
There were 868 new listings.
There were 393 sold listings.
Average sales price was $147,236.
Average days on the market = 122

WOW...it's amazes me how many cash purchases there were!
Hi Toula, I agree. When we're out showing houses, working with buyers, it seems that there are so many FHA buyers. But I always like to review the market reports to get a true picture of where the buyers are coming from. Over the past couple of years we have seen about 1/4 of buyers coming to closing with cash. It amazes me too, when we hear about the economy.
What I love most about your market reports Sandy, is how the home that sold was financed section. That gives Buyers a real insight on where to get a loan program or in your case, how cash is the program of choice, Thank-you!
