Brevard County Market Report by Sandy Shores

According to the Melbourne Association of REALTORS® statistics are as follows:

Currently there are:

4978 residential listings for sale

1507 rental listings available

1493 condos for sale

 387 townhouses for sale

 105 income producing properties for sale

2540 vacant parcels for sale

For all properties, including single family residential, condo, townhouse and vacant lots:

There were 998 new listings.

There were 378 sold listings.

Average sales price was $136,826.

Highest price sold was $1,475,000.

Lowest price sold was $ 1,100.

Average days on the market were 136.

For March 2010 for single family residential units:

There were 689 new listings.

This is an increase of 16.19% from March 2009 of 593 new listings.

There were 292 sold listings.

This is an 9.03% decrease from March 2009 of 321 sold listings.

The average sale price in March 2010 was $146,248. 

This is a decrease of 4.52% from March 2009 of $153,174.

Average days on the market were 108, a 3.85% increase from March 2009 of 104 days.

Types of financing used for single family, condos, and townhouses:

  95 conventional financing

166 cash

 82 FHA

 26 VA

  0 Exchanges

  4 Owner financing

Interesting Sandy, looks like inventory is creeping up.  Not a great sign for sellers.

Sandy - I am amazed at the 166 "Cash" sales.  That's a high number in comparison to the other types of financing. 

Although sales prices decreased 4.52% from February 2009, it is still a better number than some decreases experienced elsewhere in the country.  Hopefully, that number will stabilize and begin to improve.

Hi Gabe, The inventory does seem to be creeping up a bit, but sales still seem to be brisk. We are staying busy.

Myrl, We have seen a large number of cash buyers in our area recently.  It's good news, because many of the houses for sale will only qualify for cash.

Hi Caren, We do have a large inventory of listings here in our area. It does give buyers in certain areas quite a selection to choose from.

John, Cash is king here in our area today. A number of the houses on the market today will not qualify for financing in the condition they're in.
