Wow - what a great listing - anytime you can sell a short sale and get it closed you are doing good.
Pat, I listed the property back in July 2009. We received a reasonable offer in August. The buyer went through all of his inspections and we received an approval from Wells Fargo, the VA short sale lender in November. Then, the buyer chose to walk in December. We got a second buyer in January, and we ran into VA appraisal issues on the short sale lender's side because so much time elapsed from the time that the seller's short sale appraisal had been done, our market had dropped. But, the new negotiator for the short sale was jacking the price up on the property from buyer #1 to buyer #2. They were telling us our market was appreciating. It was like pulling teeth, trying to get them to do a new short sale VA (seller had a VA loan on the house) appraisal, but they did. The second buyer (who was buying it VA) waited from January to June before we got to closing. Our short sale facilitator and I were on the phone nearly everyday pushing to get this one to closing. With 2 different buyers we worked on this short sale from August 2009 to closing in June 2010.
Steve, Thanks for the congrats. I've had one short sale that closed in 2 months - it was amazing. But, nothing like that since. It seems that the lenders are dragging their feet on these properties.

Hi Sandy, this looks like a very nice home. I really like the palm tree in the pool area-how tropical!!! The beach looks very inviting as well. Good job hanging in there and getting the property closed, Sandy! Perhaps you deserve a trip to the sandy shores as your reward for selling this! ^_~
That's a wonderful looking home for the money, Sandy! One of the things that impressed me when I visited Florida, is the neat cages they put around some of their pools - like this one! I'm betting this property will be SOLD before you know it!
Well Duh! I just read that you have already SOLD it! With that price, we should certainly have expected that!

Hi Bruce, This is a lovely Florida home, with a lot of upgrades from the previous owners. The buyer was fortunate to get such a nice property, with the extra land, the pool, hot tub and a 3 car garage. It was a beauty. Thank you for the thought of a reward. I actually took a trip over to Tampa this past weekend to the sandy shores of Clearwater beach and it was gorgeous. The sand was just like powder - so beautiful.
