Fairview Estates, Lake Washington Area, Melbourne FL

Fairview Estates is a small, well appointed community of just under 60 custom built, single family homes, situated on half acre lots or larger. Fairview feels like country living in the city. As of this writing there is no Homeowners Association in place.

Fairview is located south of Lake Washington Road, one block west of Wickham Road. Location is key in this desirable neighborhood. Walk to shopping, Burger King, Taco Bell, Ice Cream, Dunkin' Donuts. Just minutes to I-95 and US 1 and the Maxwell C King Center for the Performing Arts.

Fairview is situated near top rated Brevard County Schools.

There are currently no houses for sale in Fairview Estates. And, currently there are no houses under contract. Fairview is a well established neighborhood, and typically there is not much owner turnover.

There were no sales in the neighborhood in 2011. However, there were 4 houses that sold between July and December 2010. List prices were between $169,999 to $217,777. Sales prices were $179,500 to $218,500. These were built between 1981 and 1993.

They ranged from 1794 to 1957 square feet of living (under air). Three of the four houses had pools.

And 1 of the houses boasted a three car garage. Many of the homes can accommodate R/V parking.

Fairview is located between the Pineda Causeway and the Eau Gallie Causeways.

A drive to enjoy beautiful Brevard County beaches takes about 15 minutes.

Being in the Lake Washington area of Melbourne it's a short drive across the Eau Gallie or Pineda Causeway to beaches.

of an incredible sunset.

Market Report - Brevard County Real Estate - December 2011

Statistics for Brevard County FL Real Estate, December 2011...

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 611 new listings.

There were 376 sold listings.

Average sales price was $133,136.

Average days on the market were 120.

For single family residential units only:

There were 414 new listings.

This is a decrease of 2.82% from December 2010 of 426 listings.

There were 309 sold listings.

This is a decrease of 4.33% from December 2010 of 323 sold listings.

The average sale price in December 2011 was $138,968.

This is a decrease of 5.52% from December 2010 of $147,090.

Average days on the market were 107, a 17.69% decrease from December 2010 of 130 days.

The year end totals for 2011:

6312 new listings compared to 7371 new llstings in 2010

4041 sold listings compared to 3630 sold listings in 2010

The average sales price $145,552, compared to $146,409 in 2010.

The average market time is 123 days, compared to 109 days in 2010.

Brevard County showed a 4.33% decrease in the number of properties sold in December 2011 compared to December 2010. And, we noticed a decrease of 5.52% in average sales price from last year. It appears that we are experiencing a bit of stability in our market. Prices are not dropping drastically as in years past. And, we are finding that properties are steadily moving off the market.

We currently have a large number of investors and some second/vacation home buyers in the market. Buyers still have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)

Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.

Slow and Steady Could Get you There a Day Late

Today, approximately 85% of buyers begin their home search on the internet. And, studies indicate that they look for several weeks before contacting an agent to help in their search. There is more information at a buyer's fingertips than ever before. And, today's buyer is sharp. They do their homework and they know where to find the information they need.

But wait, not so fast.

Is it as simple as that?

Well, not always.

Real estate is local in nature. And, a Realtor's job is to educate the buyer to the local market conditions and to provide them with as much information as possible. We want to assist a buyer in helping them find the house that suits their wants, as well as their needs.

The scope of the market has changed immensely over the past several years, due it's cyclical nature. And, it will continue to do so. Today, in Brevard County we are seeing a large number of short sale properties. Our foreclosure inventory has been dwindling due to the robosigning debacle. (Although we are hearing that 2012 will be the year of more foreclosures hitting our market.) And, as surprising as it is to some, we are seeing multiple offers situations on houses under $250,000. The "good ones" are going first and quickly. That may be the most important information we are trying to get out to our buyers.

International buyers, second home buyers from various Northern states, and investors are all scooping up deals on Brevard County real estate. We have heard that 20% to 40% of the buyers in the market today are investors, with 60% of them being new investors.

We've been in situations where we've had buyers that found a house that suited their wants, their needs, and their budgets. The buyers were tickled. However, some buyers want to take time to think about it, and understandably so. This is the biggest purchase of their lives. However, a week or two later, when they are ready to move forward, the house they wanted was under contract with another buyer.

It's a difficult situation for the discouraged buyer that did not get the property, as they have to go back out and start all over in search of another house. Then, it's only natural for them to compare the other houses they see to the one that got away. And, it seems that the ones that catch their eye are other properties that are already under contract. It's like a case of, "I want what she's got."

So, when out looking for a house in Brevard County FL, remember we are back to multiple offer situations. The good ones are moving off the market, quickly. Be sure you've got your preapproval letter in hand when you head out. And once we've done our homework, be sure you're ready to go.

Market Report - Lansing Ridge, Melbourne Florida

Lansing Ridge is a large, popular community of over 400 single family detached homes, located in Melbourne Florida. It is a comfortable setting with various styles and models of well maintained houses to suit a wide range of buyer's wants and needs.

The square footage of homes ranges from about 1200 to over 1800 square feet of living.

The houses were built from 1991 to 1999.

Houses have 3 and 4 bedrooms, most have 2 baths, but a few have 3.

The homeowners association fees are approximately $180 per year.

Lansing Ridge is located in North Melbourne between Croton and Wickham Roads, and between Aurora and Lake Washington Roads. Kids can walk to all grade level schools from Lansing Ridge.

Year over year Lansing Ridge has seen 7 more sales in 2011 than in 2010. The average days on the market actually dropped by about 8.00% in 2011. Our median price range in Brevard County has been around $110,000 so there is a large pool of buyers for properties in an area like Lansing Ridge, since their average sales price in 2011 was $112,370. This is a decline of 12.57% from 2010. The decrease is due to an increased number of short sale and foreclosure properties on the market that are pulling values down, although only 3 of the 17 sales in Lansing Ridge were short sales. Over the past several years we have been experiencing a market correction, however we are noticing at this point that prices have not been dropping drastically in areas like Lansing Ridge.

Market Report - Kingsmill in Melbourne Florida

Kingsmill, located just off of Lake Washington Road is a quiet, well maintained community of over 300 houses built between 1986 and 1988. It is situated between Parkway Drive and Aurora Road, just west of Wickham Road in Melbourne Florida.

Kingsmill is just minutes to shopping, dining, churches and schools. Publix grocery store is within walking distance. Access to I-95, US 1 and the causeways to the beach are within 5 minutes.

The west end of the community boasts custom built homes by Joyal and Tiffany Builders. Several of the homes are situated on half acre sites. The other homes in the neighborhood were built by Maronda Homes.

Kingsmill association fees are currently $135 per year, per house. This covers maintenance of the common grounds, the 2 parks, and the retention ponds that border the east and west side of the neighborhood.

There are currently three houses for sale in Kingsmill, ranging from $139,900 to $169,000. Living square footage, under air, range from 1617 to 1830 feet.

There are three houses in Kingsmill under contract for sale. These homes are priced between $139,900 and $169,000.

In 2011, there have been twelve home sales ranging from $90,000 with 1635 square feet of living to 2026 square feet of living with a price of $176,500. Two of the houses that sold were short sales. The average sales price was $134,240. The average days on the market were 61.

In 2010, there were a total of fourteen houses sold ranging from $95,000 with 1510 square feet of living to a sales price of $170,000 with 1819 square feet of living. Four of the houses that sold were short sales. The average sales price was $143,872. The average day on the market were 94.5.

It's interesting to me that the market time from 2010 to 2011 decreased in Kingsmill by 33.5 days. However, in 2010 three houses were on the market for over 175 days, which I believe threw the days on the market average out of balance. We have continued to see a bit of a decline as short sales and foreclosures have pulled the market down. This year in Kingsmill we have seen four closed short sales. And, two of the three properties currently under contract are also short sales. So, it's not surprising that our average sales price went from $134,240 to $143,872.

Divorce and Real Estate Can Be Sticky

Divorce is the legal breakup of a marriage. Did you know that up to 60% of marriages wind up in divorce today?

I often speak to couples that are considering a split and would like to either sell their family home, or, one of the parties would like to buy an individual home of their own. This can be a sticky situation.

In one situation, the husband is leaving the wife and has told her that he doesn't want anything and she can do anything she wants with the house. The wife, not being able to afford the house, wants to sell it. Well, it may not be that simple.

In Florida, if a property is your homestead; your primary residence; both parties must sign the documents, so both are aware that the property is being sold. Both parties would have to sign the listing agreement, they must sign when an offer is received, and they must both sign at closing.

If they weren't selling, typically even if the husband quit claims his interest in the property to the wife, that would not legally get him off the hook for that property. The property would have to be refinanced by just the wife to completely get the husband's name off of it.

Recently, we had an inquiry from a wife, looking to buy a house of her own, without her husband. She is planning on divorcing. If she tries to buy something while she is married, knowing she is going to be filing for divorce, that new home could likely become a part of a divorce settlement. And, here in Florida, in order to buy a homesteaded property, her current husband would have to sign the closing documents, indicating that he is aware that she is purchasing a house. The wife informed us that her soon to be ex would never agree to let her buy anything.

Divorces can be very difficult. It is an emotional time for everyone involved. And, unfortunately, divorce situations can bring out the worst in some people.

In a divorce situation, it is recommended that each party seek legal counsel before they do anything. There are so many issues in a divorce settlement to be addressed, besides just a primary residence.

I am not an attorney and I don't play one on TV, and I don't pretend practice law. But, again, please seek the advice of an attorney BEFORE making any decisions in buying or selling a home, especially when you are considering divorce. An attorney can best advise you as to the laws in your state.

The Hustle and Bustle of the Season - A Gift from the Heart... That's What it's All For

Oh, the hustle and bustle of the season. The busiest time of year... the real estate market has been very busy! And, this season keeps us running around.

I have been trying to finish my Christmas shopping. Last night I was at the mall with my friend, Michele, scrambling around trying to come up with last minute gifts (so unusual for me, I really dislike last minute running). As we watched the lines of people milling through the mall, with bundles of packages in their arms I couldn't help but ask, "What's it all for?"

Sometimes at Christmastime it just all seems like too much.

When I asked my girls, Stephanie and Sam, what they wanted for Christmas, they told me that they didn't want or need anything. And, then after careful thought Sam said, " I could use a tube of Chap Stick and some socks."

I don't buy my girls everything, and I never have. Their friends have many more fancy gizmos and gadgets than they have ever have had. And, that's okay. I believe that they should work for the things that they really want. Life doesn't provide handouts. There's no free ride.

After further contemplation, they both chimed in and said they just wanted some quality "girl" time together. I love spending time with my girls. As they have gotten older, things have changed. They have come into their own and they have their own friends, outside activities, dancing, cheerleading, volunteering, babysitting... their lives outside of the house. So, we spend less and less time together. That's what we raise them for, right? We want them to be independent and to go off on their own some day, as strong, self assured young adults.

Life has us running this way and that, and even more so this time of year... scrambling to "buy" things for each other. But, I truly don't believe that presents can be bought from any store. I love presents that come from the heart... pictures of a wonderful memory, a video, a hand made gift or card, a handwritten letter... something sentimental. Now those are true gifts.

Quality time, time to spend with my girls... that will be the best gift ever! A day in the kitchen of baking cookies, making a gingerbread house and stuffing the turkey will be magical. We will surely head over to Downtown Disney to see the Christmas lights and to Gaylord Palms Resort to see the ICE show.

Market Report - Brevard County Real Estate - November 2011

Statistics for Brevard County FL Real Estate, November 2011...

Currently there are:

3226 residential listings for sale

1264 rental listings available

897 condos for sale

221 townhouses for sale

90 income producing properties

2292 vacant parcels for sale

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 696 new listings.

There were 354 sold listings.

Average sales price was $154,202.

Average days on the market were 121.

For single family residential units only:

There were 500 new listings.

This is a decrease of 4.17% from November 2010 of 480 listings.

There were 292 sold listings.

This is an increase of 6.18% from November 2010 of 275 sold listings.

The average sale price in November 2011 was $136,820.

This is a decrease of 1.30% from November 2010 of $138,626.

Average days on the market were 120, a 1.64% decrease from November 2010 of 122 days.

Brevard County showed a 6.18% increase in the number of properties sold from November 2010 to 2011. And, we noticed an increase of just 1.30% in average sales price from last year. It appears that we are experiencing a bit of stability in our market. Prices are not dropping drastically as in years past. And we ar finding that properties are steadily moving off the market.

Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.
